His company took care of all the permits, he was prompt and professional, and his bid came in at a very competitive price in comparison with other local electricians. It was a hassle free experience from beginning to end. I’d recommend him with no hesitation.

Old Town Electric did a fabulous job running power 400 feet from the service to our barn, installing a subpanel, 30 overhead lights in our covered arena and barn, light switches and plugs throughout, and all the conduit. They were customer service oriented, professional, respectful, thorough, and the price was just right. Old Town Electric will be the first electricians I call in the future!! Well done! Tom Taylor

It’s been about a month now since we had OldTown install Gemstone Lights on the front of the house. I wanted to wait a bit to give an honest review and we could not be happier with their communication, quality of install and the Gemstone light product. I would highly recommend them for permanent lighting in the future. We plan to use them for our next projects. Thank you Old Town Electric!!!

We found them to be very professional they understood what we wanted to accomplish they provided useful information and they completed the job within a reasonable time frame. We would highly recommend them.

    Installation of camera with transformer.

Not picture but installation of fan with heater and light in bathroom.

Having a carport/storage shed(16'X24') I needed to have the power line raised from pole to house(County Code).

They were prompt on the day of work. They noticed somethings that needed to be brought up to code. They explained what needed to be done, the way they were going to do it and the cost.

I noticed the pictures are not in order. SMUD disconnecting the power line, the electrician installing the raiser, SMUD connecting the power line to utility box.

What was to be expected was the wait for SMUD, the county and SMUD. In this kind of work you are on their schedule and not the other way around.

The electricians did their work on a timely basis.

I continue to call them for an electrical work and ethernet connection.

In the process of having a carport and storage shed with power build in backyard.

County inspector after passing inspection on footing and forms suggested that I have a ground rebar installed.

I contacted OldTown Electric Inc. who I had previously made arrangements to run a power line along with two cables for security cameras an Ethernet line to the storage shed part of the structure.

They were prompt, professional and courteous.

Electrical work we do around Auburn

Auburn splits two ways on permits, and getting that wrong costs you weeks. Inside city limits, your electrical permit and inspection go through the City of Auburn Building Division. A parcel in North Auburn or out toward Ophir is unincorporated, so it files with Placer County Building Services at the County Center Drive office. We do both, and we plan around the fact that Auburn is PG&E territory rather than SMUD, which changes who we schedule the service disconnect with and how long that takes.

    • C-10 Licensed Electrical Contractor, Lic. #1099728 | Fully Insured
    • 4.9/5 | 226+ Verified Reviews | BBB A-Rated
    • Permits pulled with the City of Auburn Building Division or Placer County Building Services, whichever your parcel falls under
    • Free, No-Obligation Estimates | No Hidden Fees
    • Serving 95603 and 95602, including downtown, North Auburn, Christian Valley, and Ophir | 24/7 Emergency Service

    Whole-home and partial rewiring

Cloth-wrapped wiring, ungrounded two-prong outlets, and knob-and-tube runs still turn up in Auburn houses built before the war and in a lot of the 1950s builds too. We rewire in stages when the budget calls for it, circuit by circuit, so you are not living in an open house for a month. See our residential electrical work or call (916) 307-0990 to have someone look at what you’ve got.

    Fuse boxes and undersized panels

A 60-amp or 100-amp panel runs out of room fast once you add a heat pump, a range, or a charger. We replace the panel, bring the grounding and bonding up to current code, and coordinate the disconnect and reconnect with PG&E. Main panel upgrades and repair.

When something trips, dims, or quits

Half a room goes dead, a breaker keeps tripping at night, lights flicker when the well pump kicks on. We trace it back to the actual fault instead of replacing parts until the symptom stops. Electrical troubleshooting and repair.

    EV charger installation

Older Auburn garages almost never have a 240V circuit sitting there waiting, and long driveways mean long runs. We size the circuit against what your panel can actually carry and install Level 2 and Tesla wall chargers, permit included.

    Lighting, inside and out

Recessed lighting, kitchen and bath fixtures, landscape and driveway lighting for properties where the nearest streetlight is a quarter mile off. We also install permanent holiday lighting and custom lighting.

    Commercial and tenant improvement work

Downtown Auburn storefronts, offices, and shops need code-compliant work that passes inspection the first time. We handle lighting retrofits, circuit additions, and panel work for commercial properties.

Permits and inspections for electrical work in Auburn

Panel upgrades, rewiring, new circuits, and EV charger installs all need a permit here. Which office issues it depends on the parcel, not the mailing address, and a 95603 address does not automatically mean you are inside city limits.

If your property sits within the City of Auburn, the Building Division reviews and inspects the work, and applications go through the city’s online portal. If you’re in North Auburn, Christian Valley, Ophir, Bowman, or any of the unincorporated pockets around them, it goes to Placer County Building Services out of the Auburn office on County Center Drive. This is one of the bigger practical differences between working here and working down in Sacramento County, where SMUD and a single county building department cover most of the map. We check the parcel first, file with the right office, and meet the inspector ourselves.

Retroactive permits come up more often in Auburn than people expect. Garage conversions, hot tub circuits, workshop subpanels, and shed feeders that were run decades ago without paperwork tend to surface during a sale or a refinance. We can bring that work up to code and get it permitted properly rather than leaving it for the buyer’s inspector to find. You can verify our license anytime at cslb.ca.gov under Lic. #1099728.

What we run into in older Auburn homes

The housing stock here is genuinely mixed, and the wiring tells you the decade before the county records do.

Homes around downtown and Old Town Auburn often still have some original knob-and-tube in the attic or crawlspace, usually spliced into newer romex at some point by someone in a hurry. Insurers ask about it. Buyers’ inspectors flag it. The 1950s and 1960s builds spread out along Auburn Ravine and Bowman typically have grounded circuits but not enough of them, so a kitchen ends up on two circuits doing the work of five. Mid-1970s houses occasionally have aluminum branch wiring, which is fixable with the right connectors but should never be ignored.

Rewiring an older Auburn home is not one job, it’s a sequence. We usually start where the risk is highest, which is the panel and the kitchen or bath circuits, then work outward as budget allows. Every stage gets permitted and inspected on its own so you never end up with half-finished work sitting behind drywall with no paperwork attached to it.

What working with us actually looks like

    • You get a real appointment window and we show up inside it. Punctuality is the single thing our reviews mention most often, across 226+ of them.
    • Family-owned and operated for over 10 years. The person who quotes your job is connected to the person who does it, and there’s no call center in between.
    • Free estimates with no obligation and no hidden line items added after the fact.
    • We pull the permit and meet the inspector. That’s on us, not on you.
    • Emergency service is available 24/7 when a fault can’t wait until Monday.
    • Satisfaction guarantee on every job. If something isn’t right, we come back.

Where we work in and around Auburn

We cover Auburn itself along with North Auburn, Christian Valley, Bowman, Ophir, and the surrounding unincorporated parts of Placer County. Nearby, we also work in Lincoln and Roseville, and you can see everywhere we go on our complete service area page.

Start with someone taking a look

You don’t have to decide anything on the phone. Tell us what the house is doing, we’ll come out and look at the panel and the wiring, and you’ll get a written price with no pressure attached to it. If the answer is that you can wait a year, we’ll tell you that too.

Frequently Asked Questions about Electrical Contractors in Auburn, CA

Yes for anything beyond a like-for-like fixture swap. Panel upgrades, rewiring, new circuits, and EV charger installs all require a permit and inspection. Properties inside Auburn city limits permit through the City of Auburn Building Division; unincorporated parcels such as North Auburn and Ophir permit through Placer County Building Services. Old Town Electric pulls the permit and handles the inspection either way.

Auburn is PG&E territory. SMUD serves Sacramento County, so rebate programs, service disconnect scheduling, and meter coordination all work differently here than they do in Citrus Heights or Carmichael. For a panel upgrade that matters, because the disconnect and reconnect has to be scheduled with PG&E and that timeline drives the job.

It depends on square footage, how much of the original wiring is still live, and how much access there is through the attic and crawlspace. Partial rewiring focused on a kitchen, bath, or a few problem circuits commonly runs $3,500 to $8,000. A full rewire on an older Auburn home is a larger project and is quoted after we see it. Panel replacement is usually quoted separately. Call (916) 307-0990 for a free estimate on your house.

Yes. We cover 95603 and 95602, which takes in downtown Auburn, North Auburn, Christian Valley, Bowman, and Ophir, plus the rural parcels around them. Long driveways, detached shops, and well pumps are normal out there and we're set up for that kind of work.

Look up license #1099728 at cslb.ca.gov, the California Contractors State License Board site. We're a C-10 licensed electrical contractor, fully insured, BBB A-rated, and rated 4.9 out of 5 across 226+ reviews on Google, Yelp, Angi, and Thumbtack.

Yes, we run 24/7 emergency service. Burning smells, a hot panel, sparking outlets, or a dead half of the house after a storm are all reasons to call right away rather than wait. Reach us at (916) 307-0990 or request a visit through our estimate form.
